MCM1 Residence

Originally designed by Ralph and William Zimmerman in 1954, MCM1 is a mid-century modern ranch house in Sarasota’s historic Indian Beach/Sapphire Shores neighborhood, a waterfront community renowned for its collection of significant Sarasota School of Architecture residences. The original home embodied the movement’s principles through simple structural expression, material honesty, and a direct relationship to the subtropical landscape.

Over time, unsympathetic additions and alterations obscured the original design's clarity, weakening its connection to the site and diminishing the expression of its architectural ideas. The renovation begins by recovering that clarity—not by recreating the house as it was, but by identifying and reinforcing the qualities that made the original architecture significant.

Important elements of the existing house, including the exposed post-and-beam structure, brick masonry, terrazzo floors, and 8-by-8-foot sliding glass doors designed to promote natural ventilation, form the foundation for the renovation. Incompatible additions are removed, and the plan is reorganized around a centralized living core, with private spaces positioned on opposite sides. This creates a more balanced and efficient layout while restoring the openness of the original residence.

The renovation also reestablishes the relationship between interior and exterior. Expanded glazing, repeated rooflines with clerestory windows, and a continued expression of the post-and-beam structure strengthen visual and physical connections to the waterfront landscape. The architecture is designed to engage the site through light, views, natural ventilation, and movement between interior and exterior spaces.

New work is carefully integrated into the existing architecture through a reinterpretation of its proportions, material palette, and structural language. Rather than creating a contrast between old and new, the intervention preserves the original architectural character while adapting the residence to contemporary patterns of living.

MCM1 is ultimately an exercise in recovery and renewal—restoring the spatial clarity and environmental responsiveness of a significant Sarasota School residence and allowing it to evolve into a contemporary waterfront home.
